Princeton Residences

Princeton Residences is a 42-story high-rise residential condominium located in New Manila, Quezon City and is developed by SM Development Corporation. The condominium was constructed in a 2,400-square-meter property and has a development estimated budget of P1.5 billion. The construction started in 2009 and was scheduled for completion in 2012. There would be 1,088 residential units in Princeton Residences with  the choices of studio deluxe, one-bedroom, and two-bedroom units with a total floor area of 45,595.24 square meters. The units in this high-rise residential condominium also have the following price rangesfor a studio unit, P1.84 million to P1.88 million; for the one-bedroom unit, P2.36 million to P2.38 million; and for two-bedroom unit, P3.62 million to P3.65 million.

The views that could be seen in Princeton Residences are the New Manila area on the north side, Manila Bay on the south side, Manila skyline on the southeast side, and Antipolo and Ortigas skyline on the northeast side.

This high-rise residential condominium is right across Broadway Centrum and has a building footprint of 1,855.17 square meters constructed in a land area with a total of 2,402 square meters. Located in New Manila, Quezon City, Princeton Residences is surrounded by various universities and colleges like La Salle Greenhills, St. Paul University, Xavier School, Ateneo de Manila University, University of the Philippines, Miriam College, Trinity College of Quezon City, St. Joseph College, Immaculate Conception Academy, Immaculate Heart of Mary Colleges, Aquinas School, Roosevelt College, Stella Maris College, and Central Colleges of the Philippines.

There are also churches around the area like Mt. For the hospitals, there is the St. Luke’s Medical Center, UERM Medical Center, Capitol Medical Center, Quezon Insititute, National Children’s Hospital, Cardinal Santos Memorial Hospital, and De Los Santos Medical Center which are all just minutes away from the location of Princeton Residences. DEVELOPER

SM Development Corporation (SMDC) is the residential property developer that is behind the Princeton Residences. It is a subsidiary of SM Investments Corporation and is an active part of the real estate industry as well as retail merchandising, shopping malls, banking and financial services and tourism development. The high-rise residential condominium is also part of the P15-billion real estate development project of SM Development Corporation that it has launched in 2009. BUILDING FEATURES, AMENITIES, AND UNIT INCLUSIONS

The first floor of this high-rise residential condominium houses the commercial lobby, and the 2nd to 6th floors are allotted as parking areas. The amenity area is in the 7th floor and the residential units are located from the 8th floor to the 41st floor. The roof deck is in the 42nd floor. In every floor of the Princeton Residences, there are 34 units, with 29 studio luxe units, two one-bedroom suites, two two-bedroom corner units, and one two-bedroom suite. The average size of the residential units is 23.47 square meters for the studio luxe, 30.09 square meters for the one-bedroom suite, 39.63 square meters for the two-bedroom suite, and 46.88 square meters for the two-bedroom unit.

In addition, all the units in Princeton Residences are furnished. In studio luxe units, the appliances are 6 cubic ft. refrigerator, built-in electric stove on a granite counter top, range hood, microwave, LCD TV, DVD player, and air-conditioning unit. Furniture included are: a queen-size bed with matress, built-in wardrobe closet, dining tables and chairs, side tables (bedroom and living), sofa bed, and built-in kitchen cabinet. There are also plumbing and fixtures accesories like the glass enclosure in the shower area, towel bar, facial mirror, roller shades for windows, and toilet and bathroom accessories and fixtures.

For the unit inclusions and finishes in Princeton Residences, the floor has homogenous tiles; latex semi-gloss-painted walls; and 12mm-thick Gypsum-board-painted ceiling. The toilet and bath have 0.30 x 03.30 m vitrified tiles for the floor, 12mm thick moisture resistant gypsum board for the ceiling, 03.30 x 0.30 m vitrified tiles for the wall, with latex semi-gloss paint finish.
