Mezza Residences is a four-tower high-rise condominium development that rises in the heart of Sta. Mesa in Quezon City. Mezza Residences stands right across SM Sta. Mesa (formerly known as SM Centerpoint) and is easily accessible from both EDSA in Cubao and downtown Manila and San Juan. Mezza Residences was developed by SM Development Corporation (SMDC), the real estate development arm of the SM Group of Companies.
Mezza Residences is located at the juncture of Aurora Boulevard and Araneta Avenue and Guirayan Street in Quezon City. It stands just across SM Sta. Mesa (formerly known as SM Centerpoint). There is much debate about the actual location of the high-rise condominium. Some claim that Mezza Residences is in Quezon City, while others say that since its on Sta. Mesa (or Aurora Boulevard), it should be considered as being in Manila.
Mezza Residences was developed by SM Development Corporation, the real estate development arm of the SM Group of Companies of mall magnate Henry Sy. The P5.2-billion condominium is SMDC’s second project after Chateau Elysee in Bicutan, Parañaque and is the real estate company’s first high-rise condominium development. It has four towers of 38 stories each, relatively tall by Philippine standards, and has a total land area of 13,493.6 square meters and some 1,255 units in its four towers.
As of January 2012, word had it that SMDC had acquired the lot just behind the high-rise condominium and plans to construct a fifth and sixth tower for Mezza Residences. No specific plans towards this end have been unveiled by the real estate firm as of yet.
Meanwhile, SMDC has already launched a new high-rise condominium project they call Mezza II Residences, following at the heels of its highly successful predecessor. Mezza II Residences will offer residential units at a price of between P1.2 million and P2 million with a target of completion by the fourth quarter of 2014. Construction of the project will start in October 2012. Mezza II Residences will have an estimated gross floor area of 59,500 sqm and bring to the market about 1,324 residential units.
When Mezza Residences was announced in 2005, it created a stir in the real estate community because it was SMDC’s first high-rise project and the first high-rise condominium to rise in that particular area in Quezon City. Although the project was announced in 2005 construction started only on the first week of October, 2006. However, the whole project took only three years to finish and construction was completed in June 2009.
The units in the first two towers of Mezza Residences were turned over to residents in March and April of 2009 while those in the remaining two towers were turned over to buyers in June of the same year.
Some initial structural issues were reported by residents in the high-rise condominium although these were normal for new and untested condominium units, such as water leaks during heavy rain and other minor construction issues. These were addressed by building administrators immediately, however, and no major issues cropped up afterwards.
Mezza Residences has a total gross floor area of 128,957.40 square meters (including parking and utilities) with a net saleable area of 81,521.64 square meters. The total height of the building is 124.75 meters with a floor elevation of 1.2 meters. Of each tower’s 38 floors, 33 are residential levels. Facilities and services include: chambermaid services (doing maintenance and housekeeping), fully landscaped open areas, automatic fire alarm and sprinkler system, stand-by power generator, and an overhead water tank plus an underground cistern for sufficient water supply.
The features and amenities of Mezza Residences are those commonly found on modern high-rise condominiums in the Philippines. The ground floor has a grand residential lobby with a reception area and lounge and three high-speed, interior-finished elevators. There are three levels of parking, a gym and a meditatio area. There is also a 1,000-square-meter lawn and barbecue area with cabanas and a reflexology path. There is also a 25-meter lap pool with a submerged lounge deck and a small pool for children. The amenities take up a total of 8,000 square meters of space.
The high-rise condominium also features a bridgeway from the structure to the SM Sta. Mesa Mall across the street. Moreover, the ground and lower levels have a supermarket and business establishments.
Offering one-bedroom, two-bedroom, three-bedroom, and suite units with introductory prices ranging from one to five million pesos, Mezza Residences was designed and packaged by SMDC to cater to the urban middle-class market. The first two towers of Mezza Residences was sold out barely two months after construction had started, and with the target completion date still a couple of years away. The initial market uptake for Mezza Residences was strong due to the positive response coming from entrepreneurs, medical students, young professionals and middle-income families who are looking to acquire high-rise condominium units particularly in Quezon City.
