Berkeley Residences located on Katipunan Avenue,  Quezon City, is a 35-story high-rise residential condominium developed by SM Development Corporation. The construction of this high-rise residential condominium started around 2008 and was completed in 2010.

Berkeley Residences has 1,047 residential units of studio, one-bedroom, two-bedroom units, and three-bedroom penthouse loft-type units, with areas ranging from 19 square meters to 80 square meters. There will also be four levels of parking and a floor allotted for the amenities. Moreover, there is a pedestrian overpass situated right beside Berkeley Residences. This high-rise residential condominium has 35 floors, with the commercial area located in the ground floor, parking area in the 2nd and 3rd floors, amenities in the 4th floor, and the residential floors from 4th to 31st. In the 30th and 31st floors are the loft-type penthouse units.

LOCATION

Berkeley Residences is situated near schools and universities, such as the St. Bridget School, Ateneo de Manila University, University of the Philippines, and Miriam College. It is also a few minutes away from the LRT Katipunan Station. There are also various establishments around the area like bookstores, convenient stores, boutiques, fastfood chains, churches, hospitals, and coffee shops.

Berkeley Residences is also within the proximity of many restaurants along the stretch of Katipunan Avenue. Some of the establishments that are located almost across Ateneo de Manila University and Miriam College are The Old Spaghetti House, Cello’s Douhgnuts, Starbucks, Seattle’s Best, Xocolat, Flaming Wings, KFC, and McDonald’s, among other establishments. Berkeley Residences was developed by SM Development Corporation which is a subsidiary of SM Investments Corporation which, in turn, has properties in various industries like shopping malls, banking and finance, retail merchandising, and real estate. CONSTRUCTION

In 2008, the Berkeley Residences project was launched by SM Development Corporation and had an expected turnover date of 2010. The Berkeley Residences was constructed in three hectares of land area on Katipunan Avenue, Quezon City.

The choices of units in Berkeley Residences are the one-bedroom unit with a floor area of 20 square meters, two-bedroom unit with an area of 40 square meters, three-bedroom unit measuring 60 square meters and the penthouse loft unit that is from 80 square meters to 120 square meters in size. There are 20 one-bedroom units and two two-bedroom units in the 4th floor which is also the amenities area, where there are garden units available. From the 5th to 29th floors, there are 38 one-bedroom units and six two-bedroom units, and from the 30th to the 31st floors there are 22 two-bedroom units and two three-bedroom penthouse loft units. There are also two studio units per floor. Overall, there are 894 one-bedroom units, 140 two-bedroom units, two three-bedroom penthouse loft style units, and 22 garden units.

The lot area where the 35-story high-rise residential condominium was constructed is 2,718.70 square meters in size, with a building footprint of 1,681.50 square meters, and a tower footprint of 1,203.92 square meters.

BUILDING FEATURES, AMENITIES, AND SERVICES

The building features of this 35-story high rise residential condominium are: automatic fire detection and alarm system, centralized cistern tank, sewerage treatment plant, sufficient fire exits, chambermaid services, maintenance and housekeeping, standy-by generator for common areas and selected residential outlets, 24-hour security, and natural ventilation in the hallways. There are also two levels of parking area in the condominium.

In addition, some of the amenities include toddler’s pool, 50-meter lap pool, gazebo and walkway, student lounge with free Internet connectivity, wellness spa, play area for the children, recreation room with table tennis, chess, and billiard tables, tree court, study area for the students, flora and fauna, and a sunken deck.
