The Exchange Regency

The Exchange Regency is a 42-story high-rise condominium located in Ortigas Center. The construction of The Exchange Regency started in 2007 and was completed in 2011 with a budget of P2 billion.

With a structure patterned after the infinity symbol, the high-rise condominium has a height of 130.5 meters and is the latest addition to the Ortigas skyline. The orientation of The Exchange Regency faces the Makati skyline on the southwest, the Manila Bay on the west, and the Antipolo Hills on the east.


The exact location of The Exchange Regency is on Exchange Road, Ortigas Center, Pasig City. It is located across the Benpress building, and near the Philippine Stock Exchange building.

The Exchange Regency is located close to business and corporate centers in the Ortigas Central Business District and just a short drive to Makati Central Business District, Bonifacio Global City, and Eastwood City. Some of the business and corporate centers in Ortigas are the Philippine Stock Exchange, San Miguel Corporation, and Asian Development Bank.

The hotels in the area, in turn, are the Astoria Plaza, Shangri-la EDSA Plaza Hotel, Richmonde Hotel, Holiday Inn, Linden Suites, and Discover Suites. The shopping centers in the vicinity are: The Podium, Robinsons Galleria, SM Megamall, Shangri-la Mall, Greenhills Shopping Center, Tiendesitas, Ortigas Home Dept, and MC Home Depot.

Other landmarks in the vicinity are the following:

Churches: EDSA Shrine, Mary the Queen Parish, Sanctuario de San Jose, and Christ the King.

Hospitals: The Medical City, Cardinal Santos Medical Center

The Exchange Regency is owned and developed by Nobleland Ventures, Inc. This real estate development and holding company has several projects in Makati, Ortigas, Alabang, and other provinces in the Philippines. Its recent projects are the Leighton Place Townhomes, The Salcedo Park Twin Towers, E-Square Mall, Fiesta Shopping Mall, and the Park Tower Condominium.

In The Exchange Regency project, Nobleland Ventures, Inc. worked with Architect Albert Yu of ASYA Design Partner for the project design. Also, the interior designers who worked on the model units of The Exchange Regency are from Lor Calma Design Associates, Inc. and Asuncion-Berenguer Inc.


The construction of The Exchange Regency was done on a land area of approximately 2,093 square meters on Exchange Road, Pasig City. The footprint of the building is 1,196.45 square meters (57.16% of the total lot area) and the gross floor area of the project is approximately 42,499.82 square meters with a usable and saleable area of 30,644.99 square meters. The Exchange Regency building stands at a height of 130.5 meters from the ground to the roof.

The units in this high-rise condominium are one-bedroom units (24 to 35 square meters), two-bedroom flat units (65 to 69 square meters), one-bedroom loft units (46 50 square meters), two-bedroom loft units (57 62 square meters), and three-bedroom loft units (122 127 square meters).

The construction of The Exchange Regency took around four years, from 2007 to 2011. According to its developer, the Nobleland Ventures, Inc., all units and the building itself would be clean and ready to use by February 2012 and the residents could already move in.



The 42 floors of The Exchange Regency are divided into 30 typical residential floors, three loft residential floors, four basement floors, two commercial floors, one amenities floor, and a roof deck. Some of the amenities in the tower are the as follows: fitness gym, infinity pool, function room, waiting area, activity room, lawn, game room with billiard and ping-pong tables, water feature, kiddie pool, seats pool deck, jacuzzi, foot massage, kiddie play area, pool bar, and jogging path.


There is also an umbrella/hut/gazebo, a feature tree, barbecue grill, feature wall, feature paving, sunken deck, planting, putting garden, landscaped garden, sauna, shower rooms, health walk, meditation area, cabanas, and enabled wi-fi connection.

Additional features of The Exchange Regency building are the security intercom, fire-rated residential doors, fire escape locations on all levels, automatic fire sprinkler system, semi-addressable fire detection and alarm system, building life safety compliance to local fire code and NFPA 101 safety code, 24-hour security, 4 levels of parking, 3 high speed elevators, centralized mail room and service lift, separate title per unit, provision for maids room on selected units, and utility room for laundry and drying on selected units.

All residential units also have a provision for window-type air-conditioning units, although there is also a provision for split-type ACUs for bedroom units and loft units. Another provision is for the hot and cold water. There is a mechanical exhaust system in the kitchen and toilet and bathroom in all residential units. For the water supply, there would be water tanks located in the roof deck and a cistern tank and fire reserve tank below Basement Three. A generator for back-up power is also present in case of power outagesthe common area will have 100% back-up power while residential units will be provided with power as well but for a limited time.
