Celadon Park

Celadon Park is a four-tower residential condominium complex located in Sta.Cruz, Metro Manila and was developed by Alveo Land which is a subsidiary of Ayala Land Real Estate.

The first two towers, Tower 1 and Tower 2, are already available in the market by 2012 while the remaining two towers are still in the process of construction. Also, for the turnover of the residential units, the scheduled year for Tower 1 was in 2011 and 2014 for Tower 2. Some of the features of this four-tower residential condominium complex are the 7,000 square meters of open space, greenery and amenities in the ground floor and another 5,000 square meters of green and open spaces in the 5th floor podium level. For the views from the residential units, the skyline of Ortigas Center, Antipolo City, Quezon City, Makati City, and Manila Bay are visible from the units. The sizes of the units range from 25 square meters to 178 square meters and the price of these residential units range from P2.5 million to P6.0 million.


This four-tower residential condominium complex is located on Felix Huertas St., Sta. Cruz, Manila which was the former location of San Lazaro Hippodrome. The place of Celadon Park is also very accessible to different educational institutions, commercial areas, financial centers, and business districts. Some of the nearby schools are University of Sto. Tomas, De Le Salle University, St. Scholastica’s College, Chiang Kai Shek, Uno Highschool, and St. Stephen Highschool. In the construction of this four-tower residential condominium complex, the following firms, groups, and people have been hired:

Structural The structural design of Celadon Park was done by Aromin, Sy & Associates, Inc. with the Structural Design Review/Audit by DCCD Engineering and Geotechnical/Foundation Analysis by Dr. Salvador F. Reyes. The foundation of Celadon Park was a combination of bored piles, mat foundation at services core and spread footing at column areas. There is also a Special Moment Resisting Frame (SMRF) system at the perimeter of the structure and shear wall system.

Electrical The electrical power supply in this four-tower residential condominium complex was from Manila Electrical Company (MERALCO), the convenience outlets are 220 volts, with 180 watts average, a 4 1000 KVA transformer, provisions for CATV and telephone lines, and audio only guest annunciator system.

Plumbing Maynilad Water System Inc (MWSI) supplies the water in Celadon Park and the water is stored in a centralized underground cistern. Water is then pumped into an overhead tank and is distributed to all the individual units. There is also an underground sewage treatment plant that will be provided to process waste water which will be connected directly to the existing drainage system in the area.

Mechanical In the common areas and corridors, there are mechanical ventilation in the main lobbies, and natural ventilation in the loft lobbies, corridors, and parking levels. In the residential units, there are provisions for installation of kitchen range hood, split-type air-conditioning units, and natural ventilation in all rooms and areas.


Some of the building features of this four-tower residential condominium complex are two passenger elevators and one service elevator per tower, with a maximum load of 900 kgs or 13 people for the passenger elevator and 1,150 kgs or 17 people for the service elevator. There is also an automatic fire sprinkler system provided at the corridors, common areas, and inside residential areas. There is also an underground fire storage tank, fully addressable smoke detection system at residential and commercial areas, provision for heat detector at the kitchen area, and pressurization at fireman’s lift and two fire escapes for each tower. Moreover, the number of air-conditioning units depends on the number of bedrooms. For the one-bedroom unit, there are two air-conditioning units; three for the two-bedroom, and four for the three-bedroom unit.

The 22 levels of the four-tower residential condominium complex are divided as followscommercial area in the ground floor, parking area in the 2nd and 3rd floors, amenities area in the 4th floor, residential garden units in the 5th floor, regular residential floors in the 6th to 20th floors, and penthouse units in the 21st to 22nd floors.

In Celadon Park, the recreational and leisure amenities are: a 25-meter swimming pool, children’s pool, lounge pool, wooden lounge deck, viewing deck, barbecue and grill area, garden sitting area, private massage cabanas, 700 square meters to club function rooms, basketball and multi-purpose rooms, gym and fitness center, exercise lawn (yoga and tai-chi), game room, garden sitting areas, jacuzzi and sauna, children’s activity area, meditation gardens, and penthouse gardens.

For the residential units, the options are studio units, one-bedroom units (40 square meters to 49 square meters), one-bedroom units with garden (79 square meters), two-bedroom units without garden (78 square meters), two-bedroom units with garden (111 square meters to 178 square meters), three-bedroom units with balcony (100 square meters), three-bedroom units with garden (160 square meters to 296 square meters), and three-bedroom penthouse units (127 square meters to 178 square meters).
