The Ultima Residences Ramos Tower

The Ultima Residences Ramos Tower in Cebu City is a 30-story high-rise residential condominium that is developed by Fuente Triangle Realty Development Corporation. The ground level has commercial spaces while the floors above are allotted for the 400 residential units with unit floor areas ranging from 22 square meters to 66 square meters, for units with a balcony. The construction for this high-rise residential condominium started in 2008 and was scheduled for completion in 2011.

The first project of The Fuente Triangle Realty Development Corporation is the Ultima Residences Tower 3 of the Fuente Towers and other high-rise residential condominium towers and structures such as the Club Ultima, Club Regency Hotel and Towers, and the Ultima Prime Tower IV.

LOCATION

The location of The Ultima Residences Ramos Tower is along the stretch of F. Ramos Street, Cebu City and is just two blocks away from Club Ultima. Also within the proximity of this high-rise residential condominium is Velez College of Medicine and Hospital as well as the University of San Carlos. Just a few minutes away is the Robinsons Place shopping center. The Ultima Residences Ramos Tower is also adjacent to the Diplomat Hotel and has the view of the mounts of Cebu and the South Reclamation Strip. Some of the local and international establishments and restaurants around the area of this high-rise residential condominium are Kotie Japanese Restaurant, Mr. Grill Bar & Restaurant, Topz Dining Hall, Seaview BBQ Terrace, Wang Shan Lo, Night Talk Bar & Lounge, and The Peak Restobar.

DEVELOPER

The Ultima Residences Ramos Tower is the second project on Ramos Avenue by real estate developer Fuente Triangle Realty Development. Other projects of this real estate development company are the City Loft, Fuente Tower III, Crown Regency Resort & Convention Center in Boracay, and Ultima Prime in Cebu. The Fuente Triangle Realty Development Corporation is a subsidiary of J. King & Sons Co. Inc, and was established to develop, manage, and market the real estate development and  high-rise residential condominium projects of the company.

CONSTRUCTION

The construction of The Ultima Residences Ramos Tower encountered some problems since it was supposed to start in 2007 and be completed in 2009. However, the equipment used for the construction of this  high-rise residential condominium project was first used for Club Ultima, hence the delay. By 2008, the construction for The Ultima Residences Ramos Tower finally started and was completed by 2011. The floor area of the units in this high-rise residential condominium ranges from 28 square meters to 40 square meters. There are also 400 residential units in all with some residential units having balconies.

BUILDING FEATURES, SERVICES, AND AMENITIES

Some of the building features of The Ultima Residences Ramos Tower  are: closed circuit TV (CCTV) monitoring, automatic generator set, automatic sprinkler set, video intercom, Internet connection, high-speed elevators, and multi-level basement parking. The 19th level of this  high-rise residential condominium houses the Club Ultima Business Center which has the following facilities: audio-visual and media room, conference room, board room, legal consultants on-call, communications and IT network, courier services, cyber cafe virtual office, lounge mail, message desk, meeting rooms, secretarial staff, tea and coffee facilities, snooze lounge, translation services, concierge services, video conferencing, wi-fi hot spot, library, mail room, and safety deposit boxes.

Leaseback Program

The Ultima Residences Ramos Tower has a leaseback program which gives residential unit owners the option of renting out their unit as a hotel suite when not in use. With the leaseback program of this  high-rise residential condominium, the owner will have the capacity to produce rental revenues. The management and operation of the residential unit as a hotel suite would be handled by Crown Regency and the owners will no longer be charged association, maintenance, and monthly fees. The minimum period residential owners can have their units enrolled in the rental pooling of the leaseback program is ten years. There is also the added benefit of staying in the hotel for 30 days in one year without charge.
